There is one important distinction: an advertised guide is not the same thing as a confirmed auction reserve. The exact reserve is the seller's minimum acceptable price and has not yet been publicly established for each property.
The Listings Point To A Much Higher Price Bracket
The Domain listings place all five homes in the same broad range. That is well above the $2.99 million reserve set for the Daylesford properties in 2025, when two houses failed to sell under the hammer.
The comparison is not perfect. Mount Eliza is a different market, and the new builds include ocean views, lifts, large blocks and high-end finishes designed to attract buyers shopping well above the suburb's median.
Lisa and Rosco's auctioneer, Mark Nunn, believes a figure closer to the lower end of the advertised range would give the homes a strong chance of generating competition.
Not Every House Has The Same View
The five properties may share an address and a price guide, but they do not have identical positions.
Houses 1, 2 and 3 sit higher and have more open views across Port Phillip Bay. Trees affect the outlook from Houses 4 and 5, prompting some property experts to argue that identical reserves would not reflect the differences between the lots.
Others point to the wider local market, where prestige homes can sell for several million dollars, as evidence that the guide is not unreasonable for finished properties of this scale.
The Exact Reserves Still Matter
The Block winner is determined by the amount each home sells above reserve, not by the highest sale price alone. Even small differences in the reserve can therefore reshape the final result.
Victoria's new transparency rules mean the exact figures will need to be published at least seven days before any auction held from 16 October 2026. If The Block's auction falls under those rules, the speculation will eventually give way to a single dollar amount for each house.
Until that happens, the $3.6 million to $3.9 million figure should be treated as a listing guide, not a confirmed reserve. Follow the latest The Block Auction Day updates as the sale approaches.
